What is on sale off-plan at Aljada now
Every older Aljada phase is sold out at developer level. As of 30 September 2026, Arada’s off-plan stock sits in four projects. No new Aljada phase was announced between July and September 2026.

Arada also still sells some finished homes: 1BR and 2BR units at Il Teatro Residences, handed over from April 2026, and a studio in RIFF1 and a 1BR in RIFF2 at East Village. Property Finder lists Anber villas off-plan from AED 2,185,000, but Arada’s own list leaves Anber out, so confirm its status before you engage.
Launch prices against today’s prices
“Launch” means the developer’s price when a phase first went on sale. Property Finder labels its figures “launch”, but for several phases they look like current prices.
| Project | Earlier figure | Later figure |
|---|---|---|
| The Gate | Original phase from AED 611,000 (Property Finder) | Gate 6 launch from AED 970,000 (Arada, Mar 2026) |
| Il Teatro Residences | Phase 1 launch AED 836,000 (Property Finder) | Phase 2 AED 1,487,000 (Property Finder, Sep 2026) |
| Safa 1BR | AED 1,064,000 (arada.com “from”) | AED 1,581,000 (Property Finder, Sep 2026) |
| Sokoon | Launch AED 548,000 (Property Finder) | Handed over from Mar 2026; resale only |
For resale comparison, Bayut’s 2025 average asking prices for Aljada apartments were AED 747,000 for a 1BR, AED 1,191,000 for a 2BR and AED 1,611,000 for a 3BR (Bayut). Bayut’s index put Aljada at AED 1,133 per sq ft in August 2026, up 4.62% in a year, while Sharjah as a whole fell 1.09% (Bayut). These are asking-price indicators, not registered sales.
How the payment plans work
- 5/30/65 is Arada’s 2026 standard: 5% at booking, 30% in instalments over about two years of construction, 65% on completion (The Gate 6).
- 5/40/55 appears on Property Finder for Nesba 3 and Il Teatro Residences 2, including a version with the 40% split into eight instalments.
- Every Aljada plan in our research starts at 5% down. We found no post-handover plan on a current Aljada phase.
The 65% completion payment is the big one. Plan how you will fund it before you book: UAE banks cap off-plan loans at 50% of the value.
Arada’s delivery record at Aljada
Arada has delivered more than 9,000 Aljada homes. The recent phases, though, arrived well after their targets:
| Project | Target at the time | What happened |
|---|---|---|
| Sokoon (482 homes) | End-2024 (Arada, Mar 2024) | Handover began late Mar 2026, about 15 months late |
| Il Teatro Residences (138) | End-2024 (Arada, Mar 2024) | Handover began 20 Apr 2026, about 16 months late |
| Vida Residences | H1 2025 (Arada, Mar 2024) | Handed over 9 Apr 2026, about 10 months late |
| Nasaq | Q2 2024 (Arada, Feb 2022) | Arada said “finished in the coming weeks” on 20 Apr 2026; no completion notice by 30 Sep 2026 |
| Nesba, first blocks | End-2025 (Arada, Jun 2023) | Five buildings contracted in Mar 2026 for Q2 2028 |

In August 2026 Arada blamed war-linked supply-chain disruption for construction delays (AGBI). Fitch put Arada on Rating Watch Negative on 26 March 2026 (dmarketforces). After selling more than AED 17bn in 2025, Arada set a 2026 sales target of about AED 7bn (The National).
Costs on top of the price
- Registration: 2% paid by the buyer and 1% by the seller, plus AED 500, at the Sharjah Real Estate Registration Department (SRERD), per Property Finder’s guidance. SRERD halved the fee for purchases at ACRES 2026 (Khaleej Times).
- Service charges: a broker estimates AED 10–11 per sq ft a year for Jenna 1 (Metropolitan). Arada publishes no figure.
- Mortgage: UAE Central Bank rules cap off-plan loans at 50% loan-to-value (Al Tamimi).
- Utilities: electricity and water come from SEWA.
Ownership and residency
Sharjah Law No. 2 of 2022 and the Executive Council decision of 1 November 2022 let all nationalities own property outright in approved projects (Executive Council). By mid-2026, 50 projects had that approval (Sharjah24). The 10-year Golden Visa needs property worth at least AED 2m, from one unit or several combined; sources disagree on whether off-plan or mortgaged homes count (CSG Advisory).
Rental yield: portal data against broker claims
Dividing Bayut’s August 2026 rent index (AED 64 per sq ft a year) by its sale index (AED 1,133) gives about 5.6% gross (Bayut rent index). Bayut put Aljada’s 2025 return at 6.17%. The 6–9% this page used to quote came from broker listings and is higher than the portal data supports.
Aljada or Masaar?
Masaar is Arada’s forest community of villas and townhouses elsewhere in Sharjah. Masaar 2 sold out within three hours of its February 2025 launch (Arada), with first handovers targeted for 2027 and full completion for June 2028 (Arada). Masaar 3, 4,000 homes of 2–5 bedrooms, launched in September 2025 with first homes targeted for 2027 (Arada). Aljada is mainly apartments, with schools, hotels and Madar already open. Read the Aljada community guide for what is built today.
Checklist before you book
- Get the targeted completion date and the delay clause in the SPA in writing.
- Ask whether instalments follow construction milestones or fixed dates.
- Confirm your building is on SRERD’s approved list and what registration fee applies.
- Ask Arada for the service-charge estimate per sq ft.
- Compare the price with ready resale homes in the same area.
- Ask what share you must pay before Arada issues a resale NOC. Brokers cite 30–40% as common UAE practice, but Arada’s own threshold is not published (Dealr).
