What Sarab is
Sarab is the low-rise part of Aljada. Arada’s current list of 16 Aljada residential projects is almost all apartments, and Sarab is the only villa and townhouse line on it. It was built in two phases:
- Sarab: 2 and 3 bedroom villas.
- Sarab 2: 2 and 3 bedroom townhouses, plus 4 bedroom villas.
Residents have their own gym and pool. On 30 March 2021 Arada said 101 Sarab villas and townhouses would be delivered in the coming months. Arada now lists both phases as ready and sold out, but we haven’t found an exact handover date for either phase or a total home count. Its Arabic name is سراب.
Aljada also has a Wellfit club called Wellfit Sarab, and Arada gives Nest Hotel guests free access to it. Arada doesn’t say whether it is the same facility as the residents’ gym.
Where it sits
Arada puts Sarab five minutes’ walk from Madar, Il Teatro and the Arada Central Business District, and ten minutes from SABIS. Madar, the Zaha Hadid-designed family district, has been open since 27 February 2020. The other two are still being built. Il Teatro, a 2,000-seat performing arts centre by Tadao Ando, is targeted for 2027. The first CBD cluster is targeted for Q1 2027. Expect construction nearby until then.
Published drive times vary: 5 to 13 minutes to Sharjah Airport and 14 to 30 minutes to Dubai Airport, depending on source and traffic. Residents on Reddit report one to one and a half hours to Dubai at peak times.
Homes and layouts
Arada describes Sarab by home type and bedroom count only. It hasn’t published plot sizes, built-up areas or floor plans in any source we checked. An earlier version of this page listed 3 to 5 bedroom villas with fixed plot sizes, private garages and optional private pools. Arada’s description includes no 5 bedroom homes, and we found no source for the other details, so we have removed them.
Prices and rents
There is no developer price because Sarab is sold out, and we couldn’t verify any launch price. Bayut’s August 2026 index gives a benchmark for all Aljada villas: AED 1,170 per sq ft for 2 BR, AED 953 for 3 BR and AED 779 for 4 BR. Sarab Community rose 9.31% over the 12 months to August 2026, one of the fastest rises in Aljada on Bayut’s index.
Rents are low for Aljada: Bayut’s August 2026 index for Sarab Community is AED 46 per sq ft a year, the lowest of the Aljada buildings it lists. On 30 September 2026 Bayut showed a 1,450 sq ft 2 BR in Sarab at AED 61,999 a year. That is useful context for renters; in July 2025 one Reddit user searching in Sarab was told a 2 BR under AED 70,000 was hard to find.
Brokers put villa service charges in Aljada at about AED 15–20 per sq ft a year. Arada doesn’t publish the figure, so ask the seller for the latest invoice.
Who it suits
Sarab suits families who want a house with its own front door inside Aljada, within walking distance of Madar, and who want to move in now rather than wait for an off-plan handover.
