What Il Teatro Residences is
Il Teatro Residences is two Arada apartment buildings, Il Teatro Residences 1 and 2, with 138 homes between them. They are named after the theatre they overlook. Homes run from one to three bedrooms. Arada says the buildings include Sharjah’s first double-height loft apartments, meaning part of the living space rises through two floors. Some one-bedroom units have foldable partitions so the layout can open up or close off. Both buildings have rooftop infinity pools.
It is the only Naseej project Arada still lists for sale. On 30 September 2026 its page showed one- and two-bedroom units available in both buildings. Three-bedroom units are sold out.
A late handover
In March 2024 Arada planned completion by the end of 2024. Property Finder’s page for building 2 gave 30 June 2025. Handover actually began on 20 April 2026, about 16 months after Arada’s target. It was the last residential handover in Naseej District, and Arada declared construction there complete the same day. Arada’s other recent Aljada deliveries were also late, and in August 2026 it blamed war-linked supply problems for construction delays.
The theatre next door
Il Teatro is a performing arts centre designed by Tadao Ando, at the centre of Naseej on the main access road. Arada’s plans show a 2,000-seat auditorium, a gallery, a restaurant and a raised plaza above a water feature. It is not open. Arada set a 2027 target in 2023 and has published no newer date. The National listed it as under construction on 2 September 2026.
An earlier version of this page promised “direct access” to the theatre, a concierge, valet parking and yoga studios. None of those could be confirmed, so they have been removed.
Other things nearby: Madar, the free family district designed by Zaha Hadid Architects, has been open since February 2020. Since 15 July 2026 parking in Aljada is run by Parkin. Off-street lots cost AED 4.20 an hour from 8am to midnight, and residents keep the bays allocated in their sale agreement or title deed.
Homes and prices
Property Finder lists the launch price of Il Teatro Residences 1 as AED 836,000. For building 2 it shows AED 1,487,000, with sizes of 736–1,784 sq ft for one-bedrooms, 1,050–3,141 sq ft for two-bedrooms and 1,355–3,671 sq ft for three-bedrooms. It lists payment plans of 5/40/55 or 5/30/65. All of these were checked in September 2026. Arada shows no prices on its own site, so ask for a dated price list and confirm which plans still apply to finished homes.
The old AED 700,000 starting price, 6–7% yield and AED 12–15 per sq ft service charge on this page had no source and have been removed.
Who it suits
Il Teatro Residences suits buyers who want a new, finished apartment bought directly from the developer, and people drawn to loft layouts. It suits you less if you want a settled street scene now: the theatre next door is not due before 2027. Families who need three bedrooms will have to buy resale here, or compare Sokoon.
