What The Gate is
The Gate is a series of six Arada apartment buildings, released in stages and searched mostly by number, from The Gate 1 to The Gate 6.
The Gate 1 and 2 are finished. They hold 120 homes of 1 to 3 bedrooms behind a screen-like facade, and Arada reported them complete, with handovers under way, in a release dated 14 April 2025.
The Gate 3 to 6 are under construction. On 12 March 2026 Arada gave Mohammed Abdulmohsin Al Kharafi & Sons a 26-month contract for all four buildings, with delivery in Q2 2028. The Gate 6 went on sale on 24 March 2026 with 220 smart homes of 1 to 4 bedrooms, fitted with European appliances.
Where each building sits
- The Gate 3 and 4: at the East Boulevard main entrance, opposite SABIS International School Aljada. SPEA rated SABIS Aljada Good in its February 2025 review, and its 2026–27 fees run from AED 27,000 to AED 48,000 a year.
- The Gate 5 and 6: at the West Boulevard entrance, near Raffles World Academy Sharjah, which officially opened on 10 September 2026.
- The Gate 1 and 2: Arada’s release doesn’t give their exact position.
Paid parking has run across Aljada since 15 July 2026: AED 6.30 an hour on-street on East Boulevard, 24 hours a day, and AED 4.20 an hour in off-street lots from 8am to midnight. Residents keep the bays allocated in their sale contract or title deed.

The Gate 6 launched from AED 970,000. Arada’s Aljada page lists The Gate 3 from AED 1,226,000 for 1 BR, AED 1,377,000 for 2 BR and AED 2,054,000 for 3 BR, without saying when those prices were set. Property Finder lists The Gate 3 from AED 982,000, The Gate 4 from AED 985,000, and the original, sold-out Gate phase from AED 611,000. The Gate 6 plan is 5% down, 30% over two years and 65% on completion.
An earlier version of this page described The Gate as ready studios and 1 BR homes from AED 425,000 with 8–9% yields. There are no studios, four of the six buildings are off-plan, and Bayut’s August 2026 indices imply a gross yield of about 5.6% for Aljada overall.
Who it suits
The Gate 3 and 4 make sense for SABIS families, and The Gate 5 and 6 for Raffles families. The Gate 6 also offers 4 bedroom apartments. If you buy off-plan here, allow for a later handover than Q2 2028. Sokoon and Il Teatro Residences were both planned for end-2024 and handed over in March and April 2026, and in August 2026 Arada said war-linked supply problems had delayed some construction.
