What Sokoon is
Sokoon is five Arada apartment buildings, Sokoon 1 to Sokoon 5, holding 482 homes. Most people search for it as Sukoon; the Arabic word سكون means calm or stillness. Units run from one to three bedrooms and are fitted as smart homes. Arada lists an adults’ pool, a children’s pool, a gym, a courtyard and a café as shared facilities. There are no studios and no townhouses.
Sales for Sokoon 3 opened in 2021. Today every phase is sold out at developer level, so anyone buying or renting here deals with owners and agents, not Arada.
Handover came 15 months late
In March 2024 Arada said Sokoon would be complete by the end of 2024. Handover began in late March 2026, about 15 months later. Il Teatro Residences next door followed the same pattern, and in August 2026 Arada blamed war-linked supply problems for construction delays across its projects. Sokoon is now finished, but if you are comparing it with an off-plan building elsewhere in Aljada, treat any future date as a target that can move.
Where it sits
Sokoon is one of four projects in Naseej District, where Arada declared construction complete on 20 April 2026. Naseej is exactly 19 buildings: Tiraz 1–8, Sokoon 1–5, Il Teatro Residences 1–2 and the four Vida buildings. Some listings place Misk in Naseej; it is not part of it. East Village lies between Naseej and SABIS International School.
What is nearby, as of 30 September 2026:
- Madar, the family district designed by Zaha Hadid Architects, has been open since February 2020 and is free to enter.
- Il Teatro, the Tadao Ando theatre at the centre of Naseej, is under construction. Arada’s target, set in 2023, is 2027, and no newer date has been published.
- Madar Mall is targeted for December 2028.
- Parking has been paid since 15 July 2026. Parkin charges AED 6.30 an hour on-street on East Boulevard and AED 4.20 an hour in off-street lots (8am to midnight). Residents keep the bays allocated in their sale agreement or title deed.
Arada does not publish walking times from Sokoon, so we do not quote any.
Prices: launch versus today
Property Finder lists Sokoon’s launch price as AED 548,000 for Sokoon and Sokoon 2 (checked September 2026). That was the price when the buildings first went on sale, not what an owner asks now. No Sokoon-only resale average is published. As a rough guide across all of Aljada, Bayut listings on 30 September 2026 asked mostly AED 718,000–770,000 for a one-bedroom and about AED 1.035–1.12 million for a typical two-bedroom. Bayut’s August 2026 index puts Aljada at AED 1,133 per sq ft, up 4.6% in a year.
An earlier version of this page gave per-type prices and rents, a 7–8% yield, service charges of AED 7–9 per sq ft and maid’s rooms in most units. None of that could be traced to a source, so it has been removed.
Who it suits
Sokoon fits buyers and tenants who want a one- to three-bedroom apartment in a new building, with pools on site, in a district where construction has ended. If you need a studio, look at Tiraz. If you want to buy directly from Arada, Il Teatro Residences still has one- and two-bedroom units for sale.
