Where our facts come from
We start with primary sources: Arada’s own announcements and project pages, government bodies such as the Sharjah Real Estate Registration Department, Parkin and SPEA, and the venues themselves for opening hours. Where those don’t publish a figure, we use property portals (Property Finder, Bayut) and major UAE news outlets, and we say so. Broker websites are used only when nothing else exists, and those figures are always labelled as broker-reported.
What the labels mean
| Label | Meaning |
|---|---|
| Launch | The developer’s price when a phase first went on sale |
| Arada-listed | The price shown on arada.com when we checked |
| Portal-listed | A figure from Property Finder or Bayut |
| Asking | A resale or rental asking price, not a sale price |
| Broker | From a broker site, not confirmed by the developer |
| Targeted | A date the developer is aiming for; it can move |
| Unverified | Sources disagree or none could be found |
How we handle dates
Future facilities and handovers are always shown as targeted, with the developer’s date. When a target has already slipped, we show the earlier date crossed out. Each project page also shows Arada’s recent delivery record in Aljada, so you can judge how firm a date is.
When sources disagree
We show the disagreement instead of picking one. Madar’s opening hours are an example: Arada publishes none and third-party listings differ, so we list what each says and mark the hours as unverified.
Images
Architects’ renders are always captioned as renders, so you can tell a plan from a finished building.
