What Tiraz is
Tiraz is eight Arada apartment buildings, Tiraz 1 to Tiraz 8, with 920 homes. The homes are studios, one-bedroom and two-bedroom apartments. Shared facilities are a health club, two swimming pools, a children’s play area and a barbecue area.
Tiraz is not a townhouse project. An earlier version of this page described two- to four-bedroom townhouses with private gardens, two covered parking spaces each, prices from AED 720,000 and a 7% yield. All of that was wrong or unsourced, and it has been removed.
Arada announced on 27 March 2024 that all eight buildings were complete and handovers were under way. That made Tiraz the first finished part of Naseej District. Every building is now sold out at developer level.
Where it sits
Tiraz is one of four projects in Naseej District, where Arada declared construction complete on 20 April 2026. Naseej is exactly 19 buildings: Tiraz 1–8, Sokoon 1–5, Il Teatro Residences 1–2 and the four Vida buildings. Misk is not one of them. East Village lies between Naseej and SABIS International School.
What is nearby, as of 30 September 2026:
- Vida Aljada, the hotel in the Vida buildings in Naseej, opened in early September 2026.
- Il Teatro, the Tadao Ando theatre at the centre of Naseej, is under construction and targeted for 2027. That date was set in 2023, and no newer one has been published.
- The sports park is targeted for handover by the end of 2026.
Tiraz is one of three retail parking areas named in the Parkin scheme that started on 15 July 2026. Retail parking at Tiraz, The Boulevard and Misk is free for the first two hours, then AED 10 an hour. On-street parking on East Boulevard costs AED 6.30 an hour, day and night.
Prices and rents
No launch price for Tiraz has been confirmed. Property Finder’s new-projects list shows AED 1,106,000 for Tiraz Phase 2 and AED 1,112,000 for Tiraz Phase 3 (checked September 2026). Those numbers are far above what a studio-led building would launch at, so they probably reflect later or listing-based figures. Do not treat them as a starting price.
For a sense of the market across all of Aljada, not Tiraz alone:
- Bayut sale listings on 30 September 2026 asked about AED 400,000–430,000 for studios and mostly AED 718,000–770,000 for one-bedrooms.
- Bayut’s August 2026 index puts Aljada studios at AED 1,336 per sq ft to buy and AED 89 per sq ft a year to rent. That works out at roughly 6.7% gross before service charges.
Who it suits
Tiraz suits single people, couples and first-time buyers who want a studio or a small apartment in a finished district. Investors can buy there too, but only from owners. Families who need three bedrooms should look at Sokoon. Buyers who want to deal directly with Arada should look at Il Teatro Residences, which Arada is still selling.
