What Nasaq is
Nasaq is an Arada apartment complex in Aljada, the master community in Muwaileh, Sharjah. Plenty of people type it as “Nasdaq Aljada”; it is the same project. Arada launched it on 21 February 2022 as “Nasaq District”: three blocks with 384 homes, the first building holding 112 of them. Arada now lists six phases, Nasaq 1 to Nasaq 6, and every one is sold out.
All homes are 1, 2 or 3 BR apartments. There are no studios, even though older listings, including a previous version of this page, advertised them.
Has Nasaq been handed over?
This is the question most buyers and tenants ask, and the honest answer is that we cannot confirm it. Arada’s 2022 launch release targeted the first handovers for Q2 2024. On 20 April 2026, in its Naseej District release, Arada said the Nasaq complex “will be finished in the coming weeks”. We found no handover or completion announcement between May and 30 September 2026.
Property Finder labels the Nasaq phases “Ready”. Arada’s own record at Aljada shows why a portal label is not enough: Sokoon, Il Teatro Residences and Vida were all handed over 10 to 16 months after their stated dates. If you are buying or renting in Nasaq, ask for the completion certificate and the handover date in writing.
Homes, prices and rents
Arada has not published unit sizes or service charges for Nasaq, so any figure you see for those is the seller’s claim. The prices we can source come from Property Finder’s Aljada new-projects list, checked in September 2026: Nasaq 1 at a launch price of AED 574,000, Nasaq 2 at AED 709,999 and Nasaq 4 at AED 718,000. These are historical developer prices for sold-out phases, not what a resale unit costs today.
For current market context, Bayut’s Aljada-wide sale index for August 2026 puts 1 BR apartments at about AED 1,145 per sq ft, 2 BR at AED 1,147 and 3 BR at AED 1,011. Its rent index puts 1 BR at AED 58, 2 BR at AED 61 and 3 BR at AED 76 per sq ft a year. Dividing one by the other gives gross yields of roughly 5.1% for 1 BR, 5.3% for 2 BR and 7.5% for 3 BR, before service charges. The 7–9% yields claimed on older pages have no source we could find.
Location, schools and parking
Nasaq sits between the boulevard and Aljada’s linear park. SABIS International School–Aljada, one of two schools open in the community, charges AED 27,000 to AED 48,000 a year for 2026–27. We have not yet measured the walk from Nasaq to the school or to Madar, so we do not quote a time.
Since 15 July 2026, Parkin runs paid parking across Aljada: AED 6.30 an hour on-street on East Boulevard around the clock, and AED 4.20 an hour in off-street lots from 8am to midnight. Residents keep the bays allocated in their SPA or title deed.
Who it suits
Nasaq suits families and sharers who need two or three bedrooms and are comfortable buying into a phase whose handover is still being confirmed. Foreign buyers can own freehold in approved Sharjah projects under the 2022 rules, but should check the title for their unit. If you want a building with a long handover record, compare Rehan or Areej, where Arada completed or began handing over homes in 2021.
