Aljada is Arada's 24 million sq ft master community in Muwaileh, Sharjah. Arada plans 25,000 homes and reported more than 9,000 delivered in April 2026, with over 20,000 residents in March 2026. It includes the Madar park, two open schools, two open hotels and a business district under construction.

No, not since 15 Jul 2026. Parkin runs paid parking: AED 6.30 an hour on-street on East Boulevard (24 hours) and AED 4.20 an hour in off-street lots (8am to midnight). Retail parking at The Boulevard, Tiraz and Misk is free for the first 2 hours, then AED 10 an hour. Residents keep the bays listed in their contract or title deed.

Entry to Madar is free. Arada doesn't publish official hours and other sources disagree (from 8am to midnight to 24 hours), so check before a late visit. Some venues inside publish their own hours: BOUNCE opens Sun to Wed 10am to 10pm and Thu to Sat 10am to midnight.

Sharjah's Law No. 2 of 2022 lets all nationalities own freehold in projects approved for foreign ownership, and Arada sells Aljada homes to buyers of all nationalities. Confirm the title type of a specific unit with the Sharjah Real Estate Registration Department before you pay.

Current portal guidance for Sharjah is a 2% registration fee paid by the buyer, 1% by the seller, plus AED 500. Check the current rate with the registry, as it has been temporarily reduced during some exhibitions.

Bayut's index put Aljada at AED 1,133 per sq ft in Aug 2026, up 4.6% in a year, against a Sharjah average of AED 920. Property Finder showed a median asking price of about AED 908,000 on 30 Sep 2026. Each project page shows launch and current prices with dates.

Dividing Bayut's rent index by its sale index gives a gross yield of about 5.6% (Aug 2026), higher than the Sharjah average but below the 7 to 10% some brokers advertise. Service charges and vacancy reduce the net figure.

The UAE Golden Visa for property investors needs property worth at least AED 2 million, and several units can be combined. Rules on mortgaged property vary, so confirm with the immigration authority before you rely on it.

SABIS International School Aljada (rated Good by SPEA, Feb 2025; 2026 to 27 fees AED 27,000 to 48,000) and Raffles World Academy Sharjah, which opened on 10 Sep 2026 for Pre-K to Grade 8 with founder fees of AED 40,000 to 64,000, subject to SPEA approval.

Sources quote 5 to 13 minutes to Sharjah Airport and 14 to 30 minutes to Dubai Airport, depending on traffic. Residents report 1 to 1.5 hours to central Dubai at peak times.

There is no metro and no bus stop inside the community. Etihad Rail's Sharjah passenger station at University City is scheduled to open on 30 Mar 2027.

No. More than 9,000 of 25,000 planned homes were delivered by April 2026. The Sports Park is targeted for end-2026, the Il Teatro theatre for 2027 and Madar Mall for Dec 2028. Several recent handovers came later than first planned.
